A guide to Renting and the Application process
Congratulations - by taking the time to read this document you will be well on your way to knowing how to successfully apply for your rental property.
At Homelands we encourage you to do your homework before you apply for a property. By this we mean, finding out what you need to provide us with, so that we can help you best is a great way to start. Preparing documents that Identify who you are and prove you have a good previous rental history is the best way to begin.
Application Process: If you would like to lease a property we have on the rental market you need to complete an application form and provide us with relevant information such as:
- Photo ID – Passport, driver’s license ;
- Proof of present address;
- Proof of income – including employment details, pay slip, bank statement or a Centrelink letter;
- Any previous tenant ledger/receipts (if available)
Please note that anyone living in the property over the age of 18 must complete their own section when applying for a rental property
What happens next? The agent will process your application and will then make contact with the owner to discuss the application. The owner has the option to accept or decline your lease offer.
If accepted, the agent will contact you to discuss the monies owing and any special conditions. They will also arrange a “sign up” date and your “move in” date.
Entry condition report Once you move into your new property you will receive an entry condition report. It is vital that you review the document, make your own notes where necessary and return it to our office within the first few days of entering the home. This report is closely related to your security deposit bond and will be referred to during and after your lease. You will retain a copy for your records as does the agent.
