But for property owners, it can also be  a time to remember to check on a couple of safely features in your rental property.<br />
Owners should ensure their property has properly installed smoke detectors.  This is never more vital than winter months. A freshly serviced wood heater can also create a feeling of security and saftely for the coming weeks ahead.<br />

				<content:encoded><![CDATA[<p>Congratulations to the Homelands sales team who, thru hard work and dedication sold over 50% of all houses in the Huon Valley region in the March quarter!<br />
&#8220;I understand the market across Tasmania has had a change of season recently&#8221;  said Louella Jury &#8211; Director of Homelands Property &#8220;We are grateful to have such a professional and knowledgeable group of staff who go the extra mile to assist purchasers and achieve results&#8221;.<br />
The March quarter saw a fall in the number of sales in the Valley compared to the same period last year which has prompted many a disucssion about the status of the market and where it may be headed in the near future.  Promising signs of steady house sales in subsequent months of April and May from the Homelands team has given vendors the encouragement needed to continue to offer their property for sale.<br />
The suburb of Huonville reported a median house price growth to $320,000 as published in the Mercury News Paper.  But one must still compare apples with apples to really understand how much a property is worth.<br />
Sale prices from the Homelands office are steady with the list to sell price generally having an extremely low variance.  All these factors combine to assure us that the housing market in the Huon Valley is still vibrant and extremely interesting to be a part of.<br />

The black Rods were a mixed team of local business people including the staff and family of Homelands Property (22 of us) who walked for cancer!  The slogan on the backs of shirts was &#8220;who will you walk for?&#8221; which reminded us all of the reason we were there.  The community of the Huon Valley were all walking for people we know and love who have been affected by cancer and this was a great feeling for everyone in attendance.  Well done to the Huon Valley for raising over $50,000 towards assistance for those with Cancer!  Looking forward to next year already!!</p>

March 2011 also offers a historic event which could be called a ‘Taste of Franklin’. To be held on the last weekend in March, 25th to the 27th, it is not to be missed as there is something for everyone. This year there is an emphasis on the town’s food and produce with two food festivals, one on the football oval to highlight the Saturday Water and Light Show, and the other to conclude the weekend at each of the café/restaurants throughout the town. It is particularly relevant this year as the town is celebrating 175 years. Founded in 1836 as “the Settlement”, (with a name change to Franklin in 1850), the area thrived due to the fertile soils. These provided sustenance, and hence, a capacity for settlers to earn a livelihood. Many varieties of produce, fruit in particular, gained economic importance and a local, interstate and international reputation.</p>
<p>Friday 25th March opens the weekend’s activities at historic buildings throughout the town. There will be an art show, a jewellery exhibition and sculpture in the gardens of the Church Studio (previously the Methodist Church), exhibition at the Navy Museum (the old Commercial Bank of Australia) and the ‘Bowmont Centre’ display. Known locally as ‘The Bowmont’, the substantial building housed the first bank in the Valley (the Commercial Bank of Tasmania from 1906) and then became the first Public Hospital in the 1940’s, taking on a large maternity role. Three to four thousand babies were delivered within the maternity ward, which many mothers recall “being next to the bank vault”. 2009 marked the first get-together of “Bowmont Babies”, mothers, staff and families and to celebrate this, a new publication describes the history and local stories. Friday evening kicks off the weekend entertainment with a historic, maritime-themed Ball with the Hobart Swing Band.</p>
<p>Saturday is the ‘Main Event’ and begins with a family history-writing workshop by author and journalist Patrick Cornish. “I call the session Histories and Mysteries” he said. “It’s about encouraging writers and would-be writers to collect and connect with people who may be in their own families or simply someone else they have got to know.” Patrick, author of a book entitled Century, about the lives of West Australians across the whole 20th century, wrote a memoir of his father that was a “resume with wrinkles”. “With him, as with everyone, there was always a mystery element, but you can have great fun tracking down what is at least partly true.” </p>
<p>Throughout the Saturday Franklin will host Egg Island Canal wooden boat tours, various displays, an apple bake based on the fruit heritage of the area, music, and a history ‘walk and talk’ &#8211; just some of the interesting activities offered as part of the “175” celebrations. The day concludes with children’s games and a water and light show, showcasing the natural beauty of the Huon River, with floating lights, candles and brightly-lit boats providing a spectacular mobile display.</p>
<p>The ‘Taste of Franklin’ winds up on Sunday with a Growers Market, action and music throughout the town. Exhibitions continue and food venues offer their wares and wine tasting as a lead up to ‘O-Shen’ reggae in the Palais, part of the internationally-known Tasmanian event “10 Days on the Island”. This concludes the weekend’s activities.</p>

Oysters, fine wine, mushrooms, and ice cream were enjoyed by many as they sat and enjoyed the live music and entertainment throughout the day.<br />
The team at Homelands were there to participate and show their support to the taste festival and had property brochures and information on display for the general public to take home. Thank you to all those visitors to our stall on day one.<br />
You may have noticed that day two was a bit lonely on our site as the winds decided to play havoc with our tent &#8211; thus the quote going around that we were &#8220;blown away at the taste of the Huon&#8221;<br />
Luckily plenty of people were still able to enter our free competition to see who would win some great cash prizes.  Entrants were asked to guess the year that the original Homelands homestead was established in the Huon Valley.   The lucky winners were Heather Crisp (1st place $500) and Megan Graham (2nd place $100).  We congratulate both ladies (who are avid supporters of the Huon Valley in many ways).  Megan who has been relentlessly fundraising for the upcoming relay for life and her team the &#8220;the black rods&#8221; who are walking for cancer this weekend in Huonville.  And Heather who is currently fundraising for an orphanage in Cambodia thru the school she teaches at &#8211; Huonville High School.  Along with other staff and students at the school, Heather is working towards raising $25,000 before September to buy land next to the orphanage for the children to have garden and become more self sufficient in their struggle to survive.  Anyone wishing to assist Megan and/or Heather can contact us at Homelands for contact details.</p>
